Property investors looking for growth areas should look no further than Queensland's Blackwater, according to a CoreLogic report.

Blackwater in central Queensland recorded a gross rental yield of 11.7%, the best amongst all investment property markets in Australia. Dwellings in this suburb have a median value of $122,165. Blackwater is home to 4,751 people, according to 2016 statistics.

CoreLogic listed 41 other Queensland suburbs which are ideal investment property hotspots. Five Queensland suburbs, including Blackwater, were among the 10 best places which recorded the strongest rental yields.

Woree, which ranked third, has a rental yield of 10.8%. The suburb has a median value of $133,205. Manunda, Bungalow, and Moranbah are the other Queensland suburbs in the top 10, with respective rental yields of 9.5%, 8.7%, and 8.7%.
