Property buyers looking to grab a slice of Sydney's housing market at discounted prices should check out the suburbs that follow the path of Western Sydney's M4 motorway.

The suburbs along the M4 Motorway — from Oxley Park in Mt. Druitt Area through Werrington, Kingswood, and Penrith — are viable options for home seekers looking for discounted prices, according to a study by LocationScore. Take Marsden Park as an example — this suburb is currently facing a supply glut, with 12% of its housing listed for sale

Houses in these suburbs typically take longer to sell, leaving the negotiating window open for buyers who wish to get a bargain.

Suburbs along Western Sydney's transport links provide an alternative to the most sought-after areas like the northern beaches, lower north shore, and eastern suburbs.

However, LocationScore head of research Jeremy Sheppard said the properties in the area might not yet be ideal for an investment property, given that capital growth in the short term could be limited.

"If you're not buying for investment purposes and purely want to find a place to live without worrying about capital growth, the bigger supply of housing will make it easier to get into the market," he told The Daily Telegraph.

Buyers typically flock premium eastern locations during the onset of a recovery, Realestate.com.au chief economist Nerida Conisbee said. This growth would later spread in the cheaper western areas.

"This would give home seekers in the west a window of opportunity to get a good deal while prices were still down," she told The Daily Telegraph.
